Q.
Why do I need a home inspection?
A. Buying
a home could be the largest single
investment you will ever make. To
minimize surprises and unexpected
difficulties, you’ll want to learn
as much as you can about thehome
before you buy it. A home inspection
may identify the need for repairs
or builder oversights, as well as
the need for maintenance to keep
it in good shape. After the inspection, you
will be more comfortable and confident
in making a decision.
Q. What will it cost?
A. The inspection
fee for a typical one-family house
varies depending on location, as
does the cost of homes. Similarly,
within a given area, the inspection
fee may vary depending on a number
of factors.
Do not let cost be a factor in deciding
whether or not to have a home inspection.
The sense of security and knowledge
gained from an inspection is well
worth the cost.
Q. Why can't I do it myself?
A. Even the most
experienced homeowner lacks the
knowledge and expertise of a professional
home inspector. An inspector is
familiar with the elements of home
construction, proper installation,
maintenance and home safety. He
or she knows how the home’s systems
and components are intended to function
together, as well as why they fail.
The most important factor is that
the home buying process can be very
streesfull and overwhelming. Many
buyers can become emotionally attached
to a home and not be able to focus
on inspecting areas of a home.
Q. Can a house fail a home
inspection?
A. No. A professional
home inspection is an examination
of the current condition of home.
It is not an appraisal, which determines
market value. A home inspector,
will not pass or fail a house. A
home inspector will inspect a home
and describe his opinion on major
components of a home.
Q. When do I call a home
inspector?
A. A home inspector
is usually contacted after the contract
or purchase agreement has been signed.
Before a buyer signs, they should
be sure there is an inspection clause
in the sales contract.
Q. Do I have to be there?
A. It is not necessary
for you be present for the inspection, but
you are welcome to do so. We like
to schedule our inspections for
3 hour periods. We request that
the inspector is there the first
2 hours alone so they can focus
on the home with no destractions.
We then leave the last hour to go
over the report with the customer
and point out any concerns with
the property.
Q. If the house proves
to be in good condition, did I really
need an inspection?
A. For sure! Now
you can finish your home purchase
with peace of mind. You’ll have
learned many things about your new
home from the written report. Always
make sure to keep your report for
future reference.
